Director of Finance

EdgeCore Internet Real Estate is a data center developer and service provider that offers scalable and secure data center solutions to the world’s largest cloud, internet, and technology companies. EdgeCore is seeking a Director of Finance to join its Finance team. This position will report directly to the SVP of Finance and play a critical role in executing upon new investments.

Responsibilities

  1. Manage financial and strategic aspects of prospective investments from start to finish, including but not limited to market analysis, business plan development, and underwriting activities.
  2. Act as the lead and central source of information for financial and strategic components of qualified prospective investments.
  3. Perform complex financial analysis and valuations and ensure that key financial underwriting and investment structuring concepts are fully addressed in the underwriting.
  4. Conduct extensive market research and diligence aspects of prospective investments that are key to the business plan, including transaction structure, power procurement, planning and entitlements, real estate valuation fundamentals, data center supply and demand dynamics, relevant comparable trades related to entry/ leasing/ exit, business plan (development cost and timing, lease pacing and pricing), alternative use cases, and key risks.
  5. Work with Acquisitions team to qualify transactability of investment opportunities.
  6. Interface with key 3rd party consultants including power consultants, legal counsel, brokers, architects, engineers, and accountants throughout underwriting and diligence.

Requirements

  1. A bachelor's degree in Finance, Accounting, Economics, Business, Real Estate, or a similar field. A Master of Business Administration from a top-tier business school will be an advantage.
  2. Over 7 years of experience in a financial or real estate development analyst role or similar professional experience. Experience in real estate development, private equity, investment banking, or a related industry will also be an advantage.
  3. Deep knowledge of Microsoft Office suite (PowerPoint, Excel, Word); exceptionally strong Excel skills are required.
  4. Effective verbal and written communication skills, including the ability to present complex, data-driven information in a compelling and concise format.
  5. Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously in a high-pressure setting.
  6. Ability to demonstrate tact, discretion, confidentiality, and good judgement in handling sensitive and confidential matters and documentation.
  7. Strategic thinker and ability to think like an owner in all decision-making
  8. A strong understanding of finance and accounting with an ability to create both simple and complex financial models, reports and analysis.
  9. A team player mentality and strong learning acumen.
  10. The ability to work in a fast-paced environment with a strong sense of urgency, and to turn in quality work quickly under strict time constraints.
  11. Flexibility and the desire to go above and beyond what is required of you.

Compensation and Benefits

  1. This is a salaried position with annual base compensation in the range of $130,000 to $150,000 and a performance-based bonus as part of the total compensation package.
